- What is the repatriation limit on rental income or sale proceeds?
- Up to USD 1 million per financial year can be repatriated from your NRO account, subject to applicable taxes and Form 15CA/CB filings. NRE account funds are fully repatriable without limit. We help you structure the routing correctly from day one.
- Does my spouse need to be NRI too?
- No. You can purchase property in your sole name as an NRI. If you add a co-owner, they can be a resident Indian, an OCI cardholder, or another NRI — each combination has slightly different tax implications, which we walk through with you.
- I don't have a PAN card — can I still buy?
- PAN is mandatory for any property transaction in India. We help NRI buyers apply for a PAN remotely — typically 7–15 working days from your country of residence. We can begin the property search in parallel.
- What happens if I become a resident Indian mid-loan?
- Your NRI home loan automatically converts to a resident loan and your NRE/NRO accounts re-designate. We'll connect you with your bank's NRI desk to handle the transition cleanly — usually a 30-day administrative process with no penalty.
- How is TDS handled on my rental income?
- Tenants paying rent to an NRI must deduct 30% TDS (or as applicable under the latest finance act). We coordinate with your tenant and CA to ensure correct TDS filing and provide Form 16A for your records. DTAA relief applies if your country has a treaty with India.
- What about DTAA — double-taxation relief?
- India has DTAAs with 90+ countries including the US, UK, UAE, Canada, Singapore, and Australia. You typically claim credit in your country of residence for taxes paid in India. We share country-specific guidance and partner with CAs who specialise in cross-border filings.
- Can NRIs buy commercial property?

- Power of Attorney — to whom, for how long, revocable?
- Typically to a trusted family member or to one of our authorised legal representatives. Standard PoAs are notarised abroad, apostilled, and registered in India. Always revocable in writing. We draft the scope narrowly — only for specific transaction steps, never open-ended.
