Carpet Area vs Super Built-Up: What You're Really Paying For

Three numbers describe the same flat. Only one of them is the space you'll actually live in.

Walk into two show flats and you'll hear the same size described three different ways. Understanding the three numbers is the single most useful piece of literacy a Mumbai home buyer can have.

The three numbers

1. **Carpet area** — the actual usable floor inside your walls. The space you can lay a carpet on.
2. **Built-up area** — carpet plus the thickness of the walls and the balcony.
3. **Super built-up area** — built-up plus your share of common spaces: lobbies, staircases, lifts.

The gap between carpet and super built-up is the loading factor. A 30% loading means a flat sold as 1,300 sq.ft super built-up gives you roughly 1,000 sq.ft to actually live in.

How to compare two flats honestly

Convert everything to a per-carpet-foot rate before you compare. A flat with a higher headline price but a lower loading factor often costs less per usable foot than a cheaper-looking one with a generous super built-up number. The rate card rewards the buyer who does the division.
